Interestingly enough Felicia did realize how special Peter Parker was too, but by the time she realized that it was too late, for Peter was already happily married to Mary Jane, or as Felicia nicknamed her “Mary-Plain”.

It’s really intriguing, but I don’t think it was ever handled as well as it could’ve been, mostly because Felicia ended up being derailed really badly as a character. I think she could’ve been my favourite Spidey love interest if only she was consistently written at the level she was early on, and if the relationship had really progressed from this revelation.
@Mark: It’s definitely an interesting idea that poses all sorts of problems and questions for Peter.
I always liked Black Cat loving Spider-Man, but not being impressed with Peter Parker.
